When economic conditions cause a deterioration between two parties in a real estate relationship, it sometimes becomes necessary to appoint an independent third party to operate the asset while the opposing parties work out their differences.  APS professionals have established themselves with various State Court Receivers with years of experience in all aspects of real estate operation.

Comprehensive Receiver Benefits Include:

  • Assume management of the property and serve each tenant with a copy of the order and a written directive as to how the rents are to be paid

  • Analyze any health and safety issues then recommend and implement solutions

  • Verify status of insurance, utilities, and property taxes

  • Notify, evaluate and retain vendors based on their credentials and work history on the property

  • Manage all aspects of the day to day operations on behalf of the Receiver

  • Prepare detailed bid documentation for a receiver certificate that would allow the lender to complete construction or remodeling necessary to expedite the sale of the asset after the receivership period.

  • Provide monthly accounting package and any specialty reports required by the Receiver

  • Coordinate turnover of property to the prevailing party when the problems causing the Receivership are resolved.
